The prospective tenant has the right to provide to the landlord a portable tenant screening report, as defined in C.R.S. § 38-12-902(2.5). If the prospective tenant provides the landlord with a portable tenant screening report, the landlord is prohibited from charging the prospective tenant a rental application fee or a fee for the landlord to access or use the portable tenant screening report.
All applicants complete TransUnion SmartMove® screening. Applicants who provide a qualifying Portable Tenant Screening Report (PTSR) meeting C.R.S. § 38-12-902(2.5) are not charged for screening; Brownstone Leasing pays the TransUnion cost for those applicants. Applicants who do not provide a qualifying PTSR authorize and pay TransUnion SmartMove® directly for the required screening report (currently $35 per adult applicant, including co-signers). Brownstone Leasing does not charge a separate application fee and does not receive, retain, or mark up any portion of any TransUnion payment.
